Your home can sell during the holidays too.

My theory, backed up by some statistics is that home buyers may be in more of a browsing mood when it’s warmer weather, summer months, etc.

What type of home buyer would add a property search to their “to-do” list during the last couple of months of the year? I would say they are more serious buyers.

The other side of this scenario is making sure that you find a good listing agent and team that plans to work all the way through the holidays.

According to the data below, 374 homes sold in Columbus, Ohio area during the days between December 20th and January 1st. The stats include homes sold for more than $100,000 just to narrow down a bit. Still…..374 closings? That’s a lot of homes sales.

These closed deals would have most likely gone in to contract 30 to 45 days prior to the closing date, so that means that offers may have been negotiated in November.

Everyone has their own reason for selling, but you shouldn’t be discouraged with these numbers to back up the idea. There is still time to put your home on the market this year.

Waiting to buy until the market hits bottom? How will you know?

My lender connections are telling me to do a scenario for people who may be considering waiting until next year to buy in case property values decrease.

I took the same house and compared a “now” price and a 10% lower price next year.4920 Sharon Avenue, Columbus, Ohio 43214

I used a 4.5% interest rate for now, 5.5% for next year.

The monthly cost is about $7 lower per month if purchased this year.

I am licensed less than five years and I enjoy the marketing part of real estate. Still working on what my “brand” is though. I don’t see the importance of having a title like Joan Defenbaugh, REALTOR® ABC, DEF, XYS, M.O.U.S.E I don’t get that and I don’t want it. No one cares. No one really cares what brokerage I work with as long as they can get in touch with me when they text or call. Also, they appreciate a return email within 24 hours. I’m ok with that. My office fits in a 3 x 5 Smartphone. I also expect myself to provide service beyond what my clients expect. Providing that service requires me to stay up to date on current trends in real estate. So what “brand” is that?

I can’t afford to outsource to help me determine my brand. So…steady as she goes and in the meantime – I have houses to sell and buyers to work with, so my marketing time is limited. Hoping to read something that will turn on the light bulb!

Great video, but he didn’t include the monthly expense of cell phones and his utility bill total of $150 seems really low when you consider electric, gas, water, cable and internet

I would also add in the cost to maintain a yard – whether you plan to do it yourself or hire someone to do it). There is snow removal in the winter in Ohio to add in to the expenses. Landscaping costs come up every year as well as a weekly maintenance of the lawn.

Some expenses will go away, like student loans, but if you start a family that money will go toward raising a family.

Just be smart about the reality of the payment. Just because the lender says one amount, that’s not necessarily what you will be comfortable paying.

Subdivision Spotlight – Indian Hills, Columbus, Ohio (Northwest Columbus)

Indian Hills is a Columbus, Ohio neighbhorhood located in the northern part of of the city. The original plan of the subdivision was included in the Worthington School district, but was changed in the 1980's to Columbus Schools.

Over 300 homes of varying styles make up about 12 streets. The lots are average size, some with ravine and creek views, others with plenty of greenspace.
All homes have attached garages. I don't think I've seen anything smaller than a two car garage. There are 4 or 5 homes in the neighborhood that have an in-law suite addition.
One story, side splits, four level splits and two stories are the typical style. Brick and stone fronts. Most homes were built with wood windows back in the 1960's, but have been updated with wood or vinyl. Some owners still have original windows (that would be my house!).
There are some custom homes in Indian Hills. One in particular was built by George Moore for himself. It is a ranch on Litchfield Court with a walkout lower level.

Home prices have remained steady over the past decade. Here are some statistics for the "wonder years" as we like to call them  Indian Hills SOLD homes from 2003.2004.2005.2006

Then when real estate took a dip, here are the statistics for 2007 through 2009.

Indian Hills has a Resident’s Association that is active and functions well. There are seasonal events, neighborhood yard sales, great communication and yearly meetings with elections.

The fee charged per year is minimal and covers the maintenance of the entrances, the pool and the private tennis courts. It also provides a private snow plowing service for the streets (wonderful not to have to wait for the city!)

This neighborhood is one of the best values per square foot in the area. The tax base is Columbus and the homes are generally around 2000 square feet. I actually counted how many one story homes are here and there are about 160.

The best location for getting to 315 North and South is by going to either 161 or Bethel Road.

Shopping anywhere is easy. You can go as close as Bethel Road or hop on I-270 to go to Easton, Polaris, Tuttle or North in to Worthington off 23 North.

My favorite time of year is spring and summer although the fall color is amazing. Sweet gum trees, red maples, and burning bush hold the predominant colors during peak fall season.

Antrim Park is just outside of the entrance and we are expecting the completion of a doggie park on the west side of the neighborhood across Linworth Road by summer of next year That will be amazing! This is a very dog friendly neighborhood and it will be great to have a place to take the dogs to play together.

Homes for sale vary from a total of none right now up to a dozen. Here is a link that goes to search results for Homes For Sale in 43235 zip code in Columbus Ohio.

No homes are built without basements. The same builder developed similar subdivisions nearby. Worthington Hills shares some of the same builder.

I just listed a beautiful two story home located in Grove City, Ohio. If you are not from Ohio – Grove City is south of Downtown Columbus. The Southwestern School District serves the area.

Hawthorne Woods North subdivision is a small area in Grove City surrounded by other single family home neighborhoods. The location is just off of Exit 97 from I-71 South to the Route 665 Exit.
